Problem with finding tenants
Hi All,
I think I am in trouble with finding tenants. I recently purchased a house with 5 tenants in a college town. I was mistakenly thinking that the students are looking for housing in the summer. However, the look and sign leases in January. In fact, all previous leases for this house were made in February.
I don't know what to do now, since the current lease ends in September. Vacancy will hit my pocket quite a bit because of mortgage and very high property tax.
My advertisement were not responded for 2 weeks already. Do you think I should try to find a tenant for each room separately? Very stressed right now... please help...

@Kate J. You need to look at rental rates in your area, and if you have to weasel clause in your lease like the tenants must mow the lawn, water the plants/flowers, trim the plants, that could scare away tenants. The above is the landlord's responsibility.
I am copying the listing of the previous owner... He was able to find tenants for the last 5 years. No vacancy at all.
