:) This way when you find a deal that's worthwhile you won't necessarily have pay a realtor commission on top of a wholesale fee or the like.There are resources out there (websites & data companies, squeeze pages, facebook & instagram marketing, radio & tv ads, direct mail postcards & yellow letters, and on and on and on) that'll help you find & attract these motivated sellers.

I sent postcards back in the fall to a targeted group of landlords (about 500) and recently sent about 2000 post cards to a targeted group of small commercial property owners (12 towns) and the response rate for both was less than 1%.

Poof, done, game over.If you come up with that ^@)}▀╝kδà▀ yellow letter, or amateur yellow post card and your competitor does the same and they have a powerful credible website to back them up when the seller does research on you, And they WILL do research on you... with a video, with 1000 and 1 raving testimonials, with before and after pictures of the houses they have flipped... and you are nowhere to be found.. you REALLLLLY think ANYONE will pick you?!
