Marketing and Lead Generation w/ Direct Mail
I am currently looking for ways to send out direct mail to a specific type of lead. Once i get a list of targeted property owners names, physical and site addresses etc... what would be a good service to use where I can upload my list and have all my postcard sent out with a schedule for recurring mail? Any advice would be great. Thanks

Great question! With this list I'm targeting tired landlords that want to move on and dont want to deal with the property anymore. They might have some bad tenants and/or the property needs repair that the homeowner can't/doesn't want to deal with or can't afford at the time. Some absentee owners may have inherited the property that may also be in need of repair or do not want to be landlords or deal with a rental unit.
High Equity added to this criteria means to me that they've had the property for a while giving them plenty of time to decide whether or not they want to continue holding on to the property. Also leaves room for negotiating, giving me the option to wholesale or flip a deal.
This is only the first list I've sent out and this is who I chose to target first. Ive also looked into lis pendens and tax liens. What type of list are you going with and why?
Hey, thanks for the detailed answer, but consider my question again.
I know WHO you are targeting with an absentee list, I wanted to know WHY are you targeting these people. Or better put, why did you decide that these people are a good target.
I am asking because .. and although I can't talk for others, I NEVER made a deal with an absentee owner. 10 out of 10.. which is equal to 1 out of 1.. nd in fact , 100 out of 100 sounds more dramatic so let's go for that.
100000 out of 100000 people, I do deals with are simply people that want to sell their house .. to move elsewhere, and don't want to deal with an agent.
And believe me.. I get MANNNNNNY leads. So it is my personal opinion from personal experience, there are MUCH better leads to target other than absentee owner.
Be careful just following others because they say it i the right thing to do.
Consider this alternate logic.
They have more than 1 house. How desperate are they really? Someone with just one house that needs to sell fast, has NO other way out if they cant list, don't want to list or decide not to list.
Someone with 2 houses, has options
