finding deals out of the MLS
Recently started submitting offers to my realtor and of course to know surprise they have bin getting rejected, there is a better offers being made. My question also to all the BP investors and whole salers is how can i get my hands on probate deals, fore-closed homes, sellers in need to sell fast ect.?'
If anybody can guide me in that direction on marketing on these types of deals, my success and my path to financial freedom just took a short and bright short cut! And praise and appreciation will be shown to BP and those investors!!

You're not going to find probate deals on the MLS.
To much exposure. The PR who's already working with an agent, wants the highest best possible price for the estate.
To market for probate "leads" focus on the PR that resides out of CA. (N.Y., AZ, WY, LA, etc.)
Your going to have to make a trip to one of 6 court-houses in L.A. county (depending on where you live) and view the court's bulletin board and look for Notice of Petition to Administer Estate publication.
Or grab your local adjudicated newspaper and look in the legal notices under the classified section for new probate(s) publication.
