Hello I am new to wholesaling and I have been using Zillow to find properties that are distressed.

Target Distressed Homeowners -  there are over 600+ pre-foreclosures in Miami 2.

Focus on Distressed Properties which is what we do in Hawaii which is a really tough market to do REI -- however, we make up our margin on forced equity to cash flow  properties.Don't give up just yet. 

I have seen my fair share of distressed properties.

As a wholesaler, the main problem I've encountered is in locating distressed properties online.

All of my rentals were distressed assets that I completely and throughly renovated.

In my research I also read that the potential private lenders information are kept in your database and presented the investment opportunity only after the distress property is placed under contract.Can anyone out there explain the process and let me know if I’m mistaken in my understanding?

Think of "driving for dollars"—that is, physically searching communities for foreclosed or distressed properties.

Our model is to buy distressed properties("grandpa's old home"), forced equity by rehabbing them.

My specialty is buying distressed property at a low value and then reselling either wholesale or retail.
