Not worth it!?!

As a newbie, I was excited about the prospect of getting into real estate investing. I have several hundred thousand to invest, but I am simply not finding any worthwhile deals after looking at hundreds of potential deals in various cities. 

Why would I invest in deals with a 4-6% ROI that will cash flow a couple hundred a month (if I'm lucky) and go through the trouble/risk of property ownership when I can get similar returns from other completely passive investments with practically 0 risk?

Pretty bummed out!

@Daniel Coley O'Grady -   Hi Daniel, as a newbie, you want to crawl --> walk --> run --> sprint -->fly.  Start with crawling first which means start with the basics:

1. Find a trustworthy local real estate investor in your own backyard - you can find them here on BiggerPockets or your local REIA.

2. Don't use your own money -- start with bird/dogging or wholesaling to get your feet wet.  Get some reps in.  Its a high risk business.... however, its a high reward business as well if you play your cards right. 

3. There are some great mentorship programs out there.  However,  do your homework.   You can burn a lot of $$ here and close ZERO deals.  It's like gym membership, just because you have it -- it won't turn into Arnold Schwarzenegger if you don't do the work.

4. Focus on Distressed Properties which is what we do in Hawaii which is a really tough market to do REI -- however, we make up our margin on forced equity to cash flow properties.

Don't give up just yet.  As we say, "opportunities are not found, they are created".
