I have tried to find potential syndicators by literally tracking down who bought apartments that I see clearly have new owners... but in each case, to date, the new owner appears to not be open to outside investors (and so far no local outfits), so that's not working out.

I live in FL and dating one of the biggest brokers in S Fl, she agrees as well.

I am trying to make sure I am only enforcing the lease and not reading it with a biased perspective.I would happily consult an attorney for a reasonable fee (any recommendations are welcome.)The original annual lease had an end date of 3/31, if that is helpful to know.

When they gave notice did they give their move-out date?

In regards to your EMD (from what I've learned so far) If you are within your inspection period still &/0r have some sort of clause in your contract stating ( “buyer has the unrestricted right to terminate contract with a written notice no later than ( inspection period date) than you have proof.

Low class outfit ... one of my borrower/ clients went into escrow with them last week and  put up the non refundable money getting ready to close and well  the title needs to be probated.. so these guys dont run title until they have your deposit.. will see if and how easy they give my client back his money since it did not close on the closing date and no extension was given or signed..

A Judge might look at them more favorbly if you have them all printed out with dates and times.....

We have a very good relationship with the owners however, if we didn't use them, I'd use Welcome Home Milwaukee or MKE Leasing as both get rave reviews from fellow investors and also am friendly with the owners of both.
