Do you anticipate traveling maybe once per year to the location of the property to actually see it or resolve any issue related to it?

It took me some time to find contractor, it cost me more then I anticipated, it took twice as longer, we found things that inspection didn't find, and had to fix that too.

Get the work done, list it a few more weeks closer to the warm buying season, list it for a few grand more than you anticipated and see what bites

There may be projects that take longer to rehab, stabilize, or sell than you originally anticipate, so you need to know how they treat you when you are coming to the end of your loan. 

You can not predict or anticipate what may or may not happen in the future.

The one area I'm anticipating possibly being a little light on is labour costs but we'll see how it goes.

Not sure of how my mother's eventual passing, will change that, but I anticipate that he might feel that her passing eliminates the need to generate income from that unit, and he can resume a rent free status.
