New to Real Estate Investment + Market Research

Hi Everyone,

A Friend and I are looking to partner up in order to purchase our first Real Estate Investment. We decided on buying a rental property and since we are open to long distance investing, now comes the decision of what market to buy in. We are still in the early stages of research and are looking for any resources that could help give us a better idea of market characteristics. Also, if anyone could give us advice on things to look for when analyzing a city, it would be appreciated. We are still deciding on if we will rent long term or follow a short-term vacation rental business model. For the markets in which we would have a short-term rental we looked at using Airdna however the monthly cost is expensive. If anyone has any better ideas for resources, or just general advice, it would be very helpful.
