UPDATE:I have finally reached the point that the property in question has a tenant moved in.  

It seems like the rate environment has finally crested for sure. 

However, it is only day 1, so I will have to see how it goes and what other lessons I learn.I did also put together house rules, and go over everything with the tenant upon arrival (I did talk about any "rules" during the final interview to make sure we were both clear on expectations), and provided a written copy.

Do you think this storm will cause prices to finally decline in the once red hot short-term rental market in Florida?

The time has now come that my wife and I are finally ready to pull the trigger on our first property - a residential multi-family in the Milwaukee area.At the same time, I've been experiencing severe burnout and unsustainable amounts of overtime at my day job (60+ hours/wk for months).

Would the best way forward for me be first to finalize the neighborhood in which I invest and then reach out to local lenders in the area and also talk to the bigger banks there?
