Ok so my son is being stationed at Wright Patterson this coming spring and I am wondering what the market for multifamily rental is like.

All 3 are Officers in the Marine Corps. and will be stationed near Camp Pendalton.

Generally buy vacant properties near the train station (Path) and turn it into mid-luxury type of units.

Heard good things about East Rock and Westville in New Haven, West Haven between UNH and Yale looks good as the area around the new train station. 

Something else that has amazed me is all the custom building and home renovations from Highland to 240 through the White Station / Walnut Grove corridor.  

If you are anywhere near the train station the rents can be very high driving up your value.

As-is you are trying to compare a duplex to 2 condo's which is in no way a reasonable comparison.Just go down to your corner gas station and put 12 individual coke cans on the counter and a 12-pack and see how much of a price difference there is.  

Details: North SJ, near the future BART station, town home, 2BD/2.5BA - 2 master bed rooms, low HOA and well maintained, near future developments and another town home complex to be built nearby, ~1100 sq. feet, decent school district (Piedmont High School, 4/5, 10/10 on Redfin), 1 car garage and 1 carport w/a private patio, close to Target and other shopping areas, laundry downstairs and in the building.
