New member from Cape Cod, MA

Hello all!!! My name is Dustin and I am currently on Active Duty with the US Coast Guard stationed in Cape Cod, MA. I am very interested in starting my REI career since I will be retiring from the service in about 6 years. I am looking at a buy and hold strategy on the Cape, New Bedford and Fairhaven areas (Fairhaven and New Bedford for the multi-family opportunities) . I am finding properties that I run through my C&C ROI and can get some multi-familes between 18-25%. These are not the best neighborhoods, but is the ROI there to take the chance on the area? Anyways I am very new to the area as well and would like to put down some roots and make this home. If anyone can help me with information about any of the areas, I would greatly appreciate it.
