im out of flint michigan, I come across land contracts everyday. 20-30k. 5k down. usually need about 20,30k rehab and rental is roughly 850 900 or like you do section 8 so 1200. or to fix and flip your looking at around 50-80k i would like to either get in touch with a mentor or an investor in regards to moving forward on the RIGHT WAY to start out. if this sounds like something that is interesting to you. please let me know. thanks-Jake riddleHey Jake -- My biggest advice to you is to just start.

Talk to several local investors who see what's going on in the city everyday (for balanced opinions since they're not trying to sell you anything), contractors and property management companies get their feedback on renovation costs, repairs, rental rates for properties you're looking at, etc. 

So think of it this way; K&T wiring is a 1964 VW Beetle, towing around a trailer house, all day, every day....

@Avery Moore, there are rental scams every day of the week even in my relatively modest sized market.

Deals get done every day, some even at reasonable amounts, somehow you just need to be in that food chain to get a crack at it! 

Follow-up with the seller every day while escrow is open
