The other thing you might do is to locate your office that is convenient and has minimal distractions.  

(Especially the listening to books/podcast that distract me from my assignment).Good luck, I wish us both plenty of success

You're either an investor or you're a chump with a license working a crappy job dealing with other people's crappy houses and trying to earn a tiny percent of the deal that will be highly taxed earned income and a mound of paperwork which will distract you from actually making any real money.Refer them to some idiot with his face on the bus bench and take 25% of the net commission.

As a college freshman, in a cage with many distractions, I decided to visit my grandparents in Jackson Mississippi for the summer in order to get rid of all distractions & put all of my energy into my passion (real estate)...

This way you aren't overwhelmed or distracted with all of the information out there.  

I don't get on the BP forum too often (can be a distraction from getting work done, lol), but I'd really like to connect with other local investors face to face. 

I've got enough money saved up to start a project when I get the chance though.My current hesitation is if I'm getting into buy-and-hold, its scary to do my first properties in the hurricane zone that I live in, because I can just imagine that when I deploy even if everything is well-managed by property managers or something, I'll still have worrying in the back of my head, and I don't want that distraction while on mission.My current thought is to study for a California license (where my parents live and where I went to highschool), and then once I get out of Pensacola and maybe stationed somewhere in CA I can start going at it (obviously location isn't entirely under my control, but that's what I've been thinking regardless).

Because then you'll either drive yourself nuts with the distraction of worry or compromise.  

I say this, because it is easy to get distracted and let your business go when you are trying to pursue other businesses. 

See i would like to start making more money while i wait for business to be profitable but i feel that if i start job hunting i only be distracting my self.
