Hi Jose.My properties are currently with PM's, but all of our properties are D class so I might be able to provide some insight.With D class, a lot of people don't have credit or even bank accounts, and anything on-line that they can't easily do on their phone isn't going to work.

I am too busy to hear about the latest unit that got broken into and stripped.. or the latest drama of tenant who cant or wont pay either their total rent or their portion of the rent after the section 8 payment. and then the constant turn over and cost associated with turnover.. the Investors buying these are not C and D class folks like the tenants that are going to occupy their props so they really have very little clue about how those folks live their life and on the razor sharp edge they are financially.

They're seldom home during the day and on weekends.The upstairs tenant texted me yesterday (I do have a separate phone line for our properties) saying she's having noise issues with the downstairs tenants: banging the screen door closed after she's gone to sleep on weeknights (11:00pm), talking on the phone at 1:30am, up and about at 2:30am on the weekend.
