The water isn't right, its a little too cold, but should I just jump in, and make my first investment, even if it isn't the smartest?

If you can't comfortably afford to make the payment yourself, I wouldn't rent to them.I don't want to seem cold or callous because if my parents were alive I would do anything for them.

I assume that hot and cold water lines are separated and running to each unit for that to be an option or no?  

(Even though I am a terrible golfer and would much rather be ripping ice cold beers on a beach or riding a motorcycle), but you get the point.  

It doesn't always take a bankroll either- I've found properties through cold calling property owners directly as well which just takes some time and persistence.
