It appears the desert rats like the taste of PEX and if you run it you have to put it in metal conduit to keep the rats from getting a drink of water in that desert region. 

I'm curious if anyone else has done this in the high desert and what the process was like? 

@Justin Tahilramani I agree that it’s unlikely, but it did happen during Desert Storm in 1990 while I was living there as a kid.

The desert cities like Bakersfield and Fresno, parts of the Antelope Valley, etc can find deals in the 1.5% range but they are typically homes that are purchased for sub $200k and not in appreciating areas or in good neighborhoods.

Never found anything short of the high desert that would do what we wanted.

We’re also popular with SoCal investors, as it’s a relatively short drive across the desert to get here when needed.

I've been looking at 200k and lower in palm desert since it is still close by.

I am currently house hacking in Apple valley and plan on continuing house hacking in the high desert.
