The triangle area next to the door becomes a closet so you have storage if you make it a playroom or mudroom.

As far as RE, I am not sure how it will turn out (my crystal ball is in my closet) but my take on it today is that CF portals are simply the middle man between the sponsor/borrower and the capital investor, similar to a HML.

Some of the less obvious items that I've been nitpicked on:- paint underneath the sink and in the utility closet- any tree branches / weeds touching the building perimeter- clean window frames (the channel where it slides had to be spotless)- common area / hallway must also meet code regardless of how many section 8 tenants you have
