Framing a basement and egress window

I have a couple of questions.  First I just had my flip property waterproofed or redirected.  So, I was told I could not nail any studs or carpet strips to the floor or I would void the warranty.  What is the correct method of securing a wall if you cannot nail to the concrete?  Second, I was told my windows are too small in the basement to be considered a bedroom and will need to be enlarged for egress.  Is this true?  The house was built in the 60's and is only a two bedroom.  This will kill the difference in price.  Any help would be appreciated on either topics.
