It sounds like you are running a small management company for STRs?

I own a unique mobile home park in South Carolina that's relatively small (5 acres) comprised of 12 lots (I own 8 of the homes while the other 4 are owner-occupied and charged lot rent) along with a house (3 units). 

Keep your day job.Fortunately, this is my 2nd business and my primary business is small construction company. 

It sucks for us LLs, because if the tenant is poor, LL won't go to small claims to get award, too, and then there's eventually no record.

From what I can tell, it seems like most of the very small towns in this area; tons of trailers, single family homes, no visible high rises or larger multifamily that I saw. 

Not every town is as small and interconnected as the ones I am in.

I am also interested in looking to buy small active property management business with few contracts already in place.
