The reason you avoid the owner financing when you don’t own is=t is the bank can call it due.

What total and cash on cash returns make it worthwhile vs buying t-bills or S&P 500 or …I bought one property last year and one property this year.

Perhaps the stress might then start getting to you and lead to an illness & expensive medical treatments that weren't fully covered by insurance.  

Make sure you think those types of possibilities through to not put yourself under financial stress. 

You can handle the eviction yourself if you have the time to learn the process (know your local landlord-tenant laws and follow them to a T) and attend court, otherwise hiring an attorney can be money well spent.
