PM has tried to work with pool contractor, but with no solution.

I dumped every warranty I had because it never resulted in a replacement solution for large repairs.

It might not be a permanent solution however it does keep things organized for a temporary amount of time, if needed.

Simple solution is hire a local property manager, realtor or someone else to be your local eyes on the property. 

I have a handful of properties that are owner financed and I am looking for a better solution to managing the amortization schedules.

I don't have as many tips for solutions mid rehab, but I do know that most, if not all, of the very active investors that I know have established relationships with 2 or 3 lenders that specialize in programs that match their strategy and have an agent or two in the investors target market to help them find more deals without having to put much work into finding them.
