Home Warranties and Risk Mitigation

Hey BP community! I want to get opinions from seasoned RE investors about home warranties. I currently had a 1-year home warranty included in my purchase contract and it is set to expire. I haven't had to use it at all throughout the year, but seems like a good way to mitigate super expensive risks. Are all ya'll using one? I've used APHW, if there are any other recommendations, I'm open to hearing. Thanks!

First congrats on thinking about risk mitigation as I often find this overlooked.

Unfortunately we have not found home warranties to really assist us in the past. They were expensive, did not cover everything and had high deductibles and always had to fight with them. They also do not work in a timely fashion so if it’s a rental that could be a problem

Just food for thought

For us what we make sure we do is service and maintain our equipment like hvac and appliances which often leads to longer life spans
