I just can't imagine this advice working.I give out free a thorough sub to training with complete examples of ALL docs and how to fill the contract out and added verbage to get the seller to initial.   

For us, the hands on training and meeting other student's at their investment properties and directly learning about their buy, rehab, sell and/or hold experiences is valuable.

But after doing some research, it looks like I need to do 2k hours of training.

I see two ways of attacking this: - Paid mentorship/training- Teach myself (YouTube videos, Reading, Trail by Fire basically) I am leaning towards the paid option because I do have the capital to pay for a program.

We're training someone about 40 miles from where you are and the results are very positive.

I can find quality people to do what rehab needs to be done, but finding the right properties, keeping a stream of investment options coming, and negotiating the deals is harder to train in my opinion.

I understand this may not be enough data to go off of, however I am wondering is it the VA who needs more training or do I need to call the list personally to see if the results vary? 

They have an excellent training program. 

Just to add on to my last comment...Ask the contractor to redo the estimate with more detail and if he/she balks or stalls then find another contractor...that is a bad indicator for the $37K job he/she has ahead of them!

I’d say that attending a training seminar/mentor/YOUTUBE videos, etc and trying to put a deal together based on that information makes putting the deal together a one in a hundred shot.
