@Will SanzoneHey, I am actually in the exact same situation as you, I live in Bozeman and have been scouring properties across western Montana without really finding any deals that would cash flow.

I've scoured the forums and blogs and can't find any solid information on either of my dilemmas. 

Pretty soon my every evening was spent scouring through BiggerPockets reading everything I could.

Then I can stay up when I get home and scour the MLS or tend to my real estate or go to sleep immediately and have the second part of my day for my real estate or other things.
