@Trevor Crabtree- thanks ....before seraching to hard- if you need to use  financing - get fully pre approved with a lender ..its  free and  easy  and this will educate you /  organize you and  prepare you .

I recommend a more organic approach of meeting other local investors, genuinely taking an interest in what they're doing, and genuinely trying to help them succeed.

I agree with Scott, I think before you spend money on leads you should grow organically and get some more "at bats" at being a property manager full-time and build out some processes.

I dont know the syndicators currently struggling sold their deals on 2X multiples in 3 to 5 years exits.. that's appreciation either organic or forced..
