Look at the morris invest ongoing disaster.... that's what happens when you don't do basic due diligence and have a poor team behind you. 

Would it just take one or two sales to break even on those annual ongoing costs?

I know that there may not be a science for this but I thought wouldn't hurt to ask the question:  Just for initial planning purposes is there a way to come up with a swag at annual capex number for a class B apartment as a ratio related to its NOI, price, on-going maintenance costs, or some other parameter, way before you go on with a full due diligence?

The sheer cost and volume of massive ongoing direct mail, bird dogging, etc that goes into what they do is a serious effort and one to be respected.

I see real estate as another ongoing skill that would be best to learn now and excel at rather than wait and talk about what could have been down the line; life is too short not to thrive!

And I think I am going to add that to the schedule to attend tonight, I was planning on going to one tomorrow but it was full when I was trying to register, so this works perfectly.
