I'd imagine multiple smaller units would drive up revenue per sqft.I have always wanted to do rv/boat/car stoarge and toss up some good size solar panels and charge premium for covered parking haha.

Hello BP family,  I’m under contract on a triplex in Propspect Park, PA, Delaware county.

To use this type of contract it would be good to get legal counsel on whether it could be considered a de facto net listing.

If you don’t want to go the management company route and are comfortable with going passive, check out DSTs (Delaware Statutory Trusts).

Other things to consider - do you need cash flow, do you need cash out of the sale (which will be taxable, but could do a partial 1031 exchange), what will you buy as replacement property on the other side, do you want to manage real estate on the other side or have totally passive real estate...If you’re considering an exchange, want to be hands off, and are an Accredited investor, you could exchange to a DST (Delaware Statutory Trust).
