I would be very grateful for any advice that experienced investors can offer.A little more info:We're considering investing out of state, as it seems challenging to cash flow here, but also due to the general regulatory (and litigious) climate of CA and especially the Bay Area.I understand that there are likely great opportunities within driving distance of the Bay Area and that something local makes sense especially when starting out.  

I'd like to do the same in a warmer climate as well so I could block time for personal use. 

However, I suggest you know your market and the general climate of the neighborhood.

However, being in Los Angeles I have read numerous times that due to the RE climate here that it can be very difficult.  

I'm looking understand Memphis area better, but would like to understand what the trends are right now and where the fix & flip and buy and hold outlook is.
