What I see, is most people get just enough knowledge to create trouble for themselves...kind of giving themselves a false sense of comfort.I say real estate is a team sport. 

Currently, the market is still short on supply so when putting in offers you need to put on the 'seller' hat and think what they would want.

Most sports teams are owned by syndication groups, most corporate debt is syndicated between multiple lenders, etc.

Let's say $1,600 for supplies. 

We understand that NO one can (consistently) sell a $345K sports car for half of market value!

The sales pace was impressive, with 91.1% of properties selling within 30 days in April 2022, while inventory dropped to just 0.7 months' supply.

We're starting to see a correction in the supply of STR in central FL which will make things easier for homeowners that can stick it out.My advice: Look for opportunities that are as far up-market as you are comfortable with.

We’re getting a small shopping center installed supposedly by the end of the year (Marshall’s, Tractor Supply, Grocery Outlet) plus investments in a second “downtown” strip. 

@Bob Stevens - Thank you for taking the time to reply.The same can be said about many markets, so I want to ensure we see the same thing.If you look at the increase in rental prices, the lack of supply, and the increase in building permits, you could say there is an opportunity here.
