Hey @Caleb Bryant,While I have not read the book, I have raised capital recently.By biggest advice (which would have saved me a ton of time spinning my wheels) is to know what the "ask" is prior to walking in the room to make the pitch. 

There are people active in the BP community that are so filthy rich, your head will spin.

@Cassi Justiz is right--no need to spin wheels...   

Many electrical boxes in ceilings are not intended to support more than a low weight light fixture and I'm sure no one on this forum wants a spinning fan dropping onto a tenant's bed.

Foreclosures are not the deals they used to be so, unless you have time and money to sit and spin, I'd look for open market transactions of a nature that suit your needs and wants.

My head is spinning with so much information on all the different points in the process.     

As soon as we cut the water to the building, it stops, then as soon as we attach the meter again, it spins out of control.

Do NOT spin your time trying to wholesale to build up capital to buy a duplex.

If you plan to put new blinds in this rental, or if you have similar blinds in your other rentals, maybe save some of the hardware from the broken blinds before you toss them - particularly the tilt rod (the long plastic thing you spin to tilt the slats), the plastic cones or pulls on the ends of the operating strings, and maybe the buttons or plugs on the bottom of the bottom bar that hold the lift strings to the bottom.When I bought my rental, it had blinds everywhere that were mostly in OK shape, but some of them were missing the above items, and I couldn't source them locally as individual parts. 

It would only take you a couple spins to get a 2.5x return.Of course, if I seriously suggested buying bitcoin on margin or playing roulette on margin, everyone on BP would think I'm insane.
