Aside from the estate my grand father left me, I do pretty well in DFS, and a bunch of successful players come straight from being poker pros.

The Eastmark neighborhood east of the San Tan 202 and the Phoenix Mesa Gateway Airport is seeing some impressive growth; they just opened two new schools.We are also hearing reports of some potential new jobs in Tech and Manufacturing coming south of the Valley in Casa Grande and Coolidge. 

No sense in buying an AC unit from one company for 5 grand, when I can get the same unit installed by someone else for 3,500.

I was not expecting another grand. 

But for my first two properties, I bought them off the MLS and put 25% down on the four-family and paid for some upfront rehab and 20% down on my single-family rental... for a grand total of just over $100K! 

Saved me a few grand just moving there last year.

I know there are low value asset notes that are pretty cheap to down right cheap.. but in general for anyone to do anything in notes you need a few hundred grand in cash to start.Also with NPN  that's a ton of work.. and there is far more risk than what is talked about or glossed over in most HOW to seminars..

If they leave, i put a couple grand back into making the home BETTER than it was before.
