I've been wanting to wholesale my own deals (not a true wholesale as I'm not assigning the contract right away but I do have an exit strategy), but have also been worried about being an agent and vulnerable if someone claims I exploited them.

If there is no redemption period or it has expired, Write the attorney back and say that is possible after you receive a cashiers check for whatever price you want and the check has cleared and your offer expires in 7 days.Looks to me like the former owners are still in denial or an ambulance chaser found some new niche to try and exploit.

People who come here illegally are often good hardworking people looking for a chance it's the people bringing them here you have to worry about elements of organized crime and generally scumbags willing to exploit the weaknesses of our great country....If they pay rent your golden if they don't they will probably be easier to evict since there not likely to go through a legal process and will probably just leave quietly but good luck

He is a friend and I don't want him to think I am going to exploit that fact to try and get a discount since he is my friend, so I am entertaining the asking price and using that number to keep all estimates conservative.
