I believe everything my CPA did matches what you described above (loan write offs, depreciation, biz expenses, etc.).  

Just describe the property and explain to them you are looking for a quote.

Depreciable personal property includes amortizable section 197 intangibles (described in chapter 2 under Other Dispositions). 

Since you are describing the property as a large single family home, I am concerned you may not be allowed to operate the property as you wish.

Yes, its extremely complicated and a lot of the value proposition is full time attorneys with expertise and tactics in the relevant local courts - called "Sale in Error" pretty much in line with what you just described.

What you described in your post is more like Mezz or convertible debt.
