Licensed Builder wanting to enter the Fix & Flip space!

Hello! My name is Lucas Koster and I am a licensed residential builder here in the state of South Carolina - born and raised in Charleston. I have a 4 year background as a project manager working on some very high end custom homes in the area. I am currently employed as a project manager by Copegrand Homes with 4 active remodels and new construction projects.

I am looking for a lender (hard money or private money) to fund fix & flip deals. Ideally you (the lender) would be a passive partner in the company, take a percentage of the net profit from each deal, and not be involved in the day to day operations. I am open to a lender/partner that plays a more active role in the company with me, but a lot more discussions would have to be had about who would do what before any decision could be made in that regard. 

With my extensive knowledge and background remodeling and building new construction housing from the ground up, I could be a huge asset to anyone looking for a partner in the industry. I have experience with managing budgets, schedules, design selection coordination, writing change orders, creating scopes of work, and most importantly, managing subcontractor relationships. I have a deep pool of subcontractors to choose from that deliver different levels of quality, and could fill any void in a scope of work that we might have.
