This house was very nice and clean (build later 1980) My tenant recently claimed there is mold on 1fl (it is like basement as there is no window, it is next to garage) When i see, the mold is not only one area but it seems widely spread on the ground floor (laundry room, wall, celiling etc) Since it is OOO investment, it is not easy to deal with mold issue.

They claim to speak with around 200 people per day (not an exact number, it varies from day to day, but this an average), and they upload reports/logs for me to review daily.

Chances are you won't get anything even if you go to small claims court and win. 

He claimed if he had to he didn't know what end of screwdriver he'd have to use.

If you switch the property to personal use as a vacation home, you would no longer be eligible to claim rental-related tax deductions, including depreciation.

But I rather not have to deal with small claims directly.  

@Theresa Harris I know the balance re cash flow and appreciation, but they should not claim there'll be cash flow if there won't be any.
