Its a very trendy town at the moment and i have had an easy time finding good tenants.

You have to keep in mind most of the people that lost investment properties in the last downturn were risk takers and gamblers who lost that bet, Some blame the banks who gave them risky loans that they actually asked for, others had no idea what they were doing and shouldn't have been investing but did because it was the trendy thing to do.We all see several post on BP every day with captions like "I have a deal under contract/or purchased, Is this a good deal?".

I recommend doing something like the butcher block since it's trendy - and you won't have to maintain it since you're selling.  

While it can still be done it is more realistic to plan on being all in for 70-90 for a decent neighborhood and even more for trendy neighborhoods.

Long story short these things will be modern and aestheticallyPleasing and trendy but built just about as cheap and maintenance free as possible.

Values have, and will swing pretty far, but the current trend is going a bit beyond what I expected we would see in this decade.

The younger generation-millenials-do not seem to value home ownership and should be a great opportunity to fill apartment buildings provided they are located in the re-emerging trendy areas they prefer.
