Trying to think of the last time I rented to a smoker with anger issues.  

You have to grill them, ask tough questions, put them on the spot.

Can't say enough good things about the JetLending Happy Hour at the Texans Grill also.  

Even if they are the best tenants you've ever seen on paper, I would still deny them based on the fact that they are smokers (if you are saying your place is non-smoking only)

The test is FAR too easy.I got licensed a couple of years ago and studied like crazy, thinking that a test they give you 4 hours to complete was going to be a real grilling.  40 minutes after I walked in the testing room, I was on the sidewalk with my real estate license in hand.Feel free to contact me if you have any questions.
