Estate Sale Property on a lake!

Dear BP TEAM;

I came across this 1.5 story, 1320 sq. ft. , 3/1 home on a lake. Also has a unfinished bath room in the Master Bedroom. They are asking $99,900! Being sold AS IS!

A quick walk through and I estimated about $60K in rehab, where as I want to spend about $10K-$15K improving the back yard to the lake (20ft. bulkhead, 12ft x 30ft deck, covered patio with natural gas grill).

Here are MY numbers ( I need to buy the property for about $60k-$70K)

Buy for $60K, rehab for $60K in $120k sell for $180K-$199K!

A 3/1 1500 sq. ft. ranched on the same lake (100 ft. away) just sold for $204,000 in 10 days. No fancy back yard!

Your thoughts please!
