i bought a property which was great in many ways and terrible in many other ways.its near the river, near the zoo, four schools, 2 shopping plazas, 20 minutes from the beach, 10 minutes from the train station, 40 minutes from a major university, 5 minutes from a major hospital, 5 minutes from the nearest commercial hub, 40 minutes from another major city and has great tourism industry, commercial hub and everything is a tick EXCEPT the fact that when I purchased the house, it was a sad little brick house in a sad little part of town, with sad qualities and below average appeal.

I switched to property management with Housing Hub for the 4 years I was out of state, I've been happy with them.

Look I by for some type of  investor hub!

Down the road a short way is still massive acreage working farms.in 2017 Florida Hospital (Now Advent Health) opened a $203 million hospital campus at the hub of toll roads 414/429. 

My goal for this home is to be a "hub" for my family (settling down with a girl & puppy) and for my future RE investments.

That is why you review business financials ahead of time to see debt load, profitability statements, and how business is trending last 3 years of operation.The newer industrial buildings with higher ceilings close to transit and shipping hubs tend to be worth more as a broader pool if companies are looking for that.

.- I'm near downtown SJ, which is anticipated to become a major transportation hub.

Looking into the Austin area... it seems to be a hub for activity that keeps growing. 

Investor saturation has artificially driven prices up in so many midwestern markets and the major hubs, and the nature of that growth (although positive in trend) comes with volatility.
