Looking for more info on purchasing Industrial Property

I have an opportunity to purchase a Industrial building (factory with warehouse) with tenant lease back for 15 years NNN. Has anyone been through something like this that would share some knowledge? I have a local commercial real estate agent and local commercial attorney working with me. Would anyone share their experiences and knowledge??
