I would encourage you to use caution in how you approach the situation, the loss of someone is never an easy situation, but sometimes it does cause unwanted problems like inherited real estate.  

Sometimes it really is a win for a seller to save their credit, or walk away with cash quickly, or get rid of an unwanted property without much effort on their part.

When it comes to deciding on the organisation of your business a lot will depend on your goals; whether you wish to retain the earnings in the U.S.A. or have them repatriated; and your present situation at home (salary, other income).  

You buy the room(s), put it in a management company and monitors the performance of the organisation.

Technically in the eyes of the law, they still are a tenant, roommate, unwanted guest, even if they aren't paying rent.
