Hello Everyone! Where does one start to look for deals before they hit the MLS? I'm looking to try a different approach to find those sweet deals. Let me know how you search and purchase your properties. Any advice would be very much appreciated. Thanks.

There is no silver bullet. There are tons of marketing forums and threads on here about postcards, yellow letters, bandit signs, driving for dollars... targeting probates, divorcees, absentee owners, pre-foreclosures,  etc. 

All of these marketing strategies are aimed at finding motivated sellers before they list on the MLS...and everyone else is doing them too, so they aren't all that "different".

It's usually just a numbers game. Mailing 1000 post cards might get you 2 leads. Mailing 10,000 post cards might get you 20 leads. You then have to track your conversion rate to see if you are getting sufficient ROI, then rinse and repeat.
