I'm not sure if its fear of failing again, if you want to call it that, or just the difficulty of starting over. 

Good for you for not letting fear get in the way of pursuing a potential deal!

Her asking price is a square deal and I'm ready to make an offer tomorrow, but she has no real estate experience and I have none sans-agent.Any crash course advice for a newbie who has no fear of doing the necessary work, but I don't know what I don't know.Here is how I think it might need to go:1) Make a formal written offer (Find a standard real estate contract & make the offer for both parties to sign.  

We've been hunting for a couple of years and it was hard to get over the fear of the unknown for me, but this deal was too hard to pass up.

It reminds me of Warren B's quote: "Buy when others are fearful". 

Don’t fault him too hard because by and Large His response is very typical of most people who share his ideology of getting paid as an employee .his thoughts on investing in real estate are solely based in fear because he is not educated on the subject and Fear comes from the unknown .

When we actually look at the prices of Real Estate, that's not what we actually have seen.While I don't think one should take their personal experiences into account for fear of extrapolating a biased opinion, I see this scenario done ALL the time here on BP, especially when I see postings involving places like NYC where people are saying I wouldn't invest here because my personal experience shows that it is un-affordable.YES... that is true... it is un-affordable.... when you do it ALONE, by yourself.

I currently have no homes in my name but I am married and fear that I wont qualify for a first time buyer and would have to put 25 percent down as a investor.

My fear is that not all college kids' parents are going to make 3X the monthly rent of a 3 BR unit, and therefore it may be difficult to find three qualified cosigners. 

We haven't yet to enforce that as we fear the guest may not sort things or damage the linens.
