I negotiate at 70% ARV so the deals I bring are solid and I'd love to work with one single corporate cash buyer that is able to close  on several deals a month.

Just remember that $70 is the gross number they charge , they have to buy supplies , insurance , tools , vehicle , gas , workmans comp etc . 

The second company had a PM contract and due to other reasons we did not continue their services after a couple of months so tax stuff did not arise.

We make about 1200 a month, about 1000 is "profit" and we do use the income.

We weren't willing to take that risk.My wife operated our first home and after a few months we found a really solid knowledgeable manager who took over operations while still working closely with my wife.

Instead of $500 off the first months rent, have you considered lowering the rent by $40 dollars per month?
