Keep in mind this property is relatively turnkey with most capital improvements completed within the past 5-7 yearsIn the middle of the month of May, I get a call from my tenants saying that their electricity got cut out and the oven and air conditioner don't work.

This is not for doxing him or slandering him.I rented a house from DJ, he was the middle man so I already know from several court documents he can't be found to be perso ally liable since he isn't on the lease or sale documents yet acted as the property management company and was my point of contact.He managed to convince me his company was very good to rent from we've only owned houses so I had to learn a lot of lessons in the 2 month time frame I stayed in thst cindemnable house.

@Emily Ruiz in a market like that in TX it is worth the risk in my opinion because those values are going to continue going up at a faster pace than most others over the next 10-15 years.

I’m only 19 but I feel like if I can keep up this pace and keep up the motivation and I don’t get discouraged when contracts don’t work or buyers back out and just keep on pushing I’ll be successful in this.

It is zoned multi-family and I could do 14 or 15 straight townhouses but the City in question, while they immediately adopted the latest ADU rules, has archaic multi-family land-use regulations centered on a large apartment complex mentality that are costly for infill / middle housing  (1.75 off-street parking spaces per unit, major landscaping requirements, "amenity" requirements, unreasonably large setbacks, etc.).
