I fund 10 plus different turn key companies in the US in different markets.. and I see the huds 30 to 40 0f them a month and not all turn key are selling for way over appraisal MOST are selling at appraised values. because I am being paid off by LIma one or Colony or some other small mid west banks that I know won't make loans at over appraisal and on the HUD I see the buyers putting 20 to 30% down.. so the math works... do a little more turn key shopping Is my suggestion I guess.

Also looking at companies like Lima One Capital, 5 Arch Funding, and now adding US Commercial to the list ;)I imagine the interest rate difference between a FICO in the high 600s vs the mid 700s would be worth waiting 2-3 weeks for. 

money that you actually have earned.so you may have people willing to front the down payment the bank underwriting process would discover that and you won't get past your doc inspection.there are portfolio lenders out there Lima one and Angel Oak who don't do the full doc or debt to income calculation expenses are higher but even with them the down payment has to be sitting in your bank account. so your friends would have to be okay with sending you the down payment cash that you would deposit into your bank account. to pull this off you have to go to portfolio lender route at the very least National Vendors like lima one and Angel Oak would do this but your friends will have to deposit the down payment into your bank account

Recently, though, there have been a lot of private capital funds entering the market like B2R and Lima One Capital that cater to RE investors.

I have checked with lima one, lending one, visio and a few others but they have pretty origination charges and rates.
