Hi BP, Who do you recommend for a hard money lender in Texas, for the most preferable terms for someone's first time using hard money?  Seems like there's a lot popping up and just curious who has experience using them and who I should try out.  Thanks in advance!

@James Perez  are right most lenders do require skin in the game, but remember the ones that don't charge higher rates, points, and fees to make up for the added risk of a 100% loan. So you have to decide which helps you scale faster - less money down and less profit, or more money down but more profit
