I was hoping to share some exciting news about our new rental home, but that’ll have to wait.

Rental prices are on the rise, which is great news for landlords but a bit tough for renters.

This is not too horrible when the "days on market" are in the single digits. but it will put a small GC out of business if the flip does not go well.

The single digit percentage optimization is not worth balancing on razors edge all the time.

When I buy properties with way under market tenants, I have a "bad news bear" letter that I send out which introduces us, explains the current situation and tells tenants what the current market rates are, and for tenants not under leases, when and how much the rent will increase.
