Haven't had a whole lot of issues yet outside of trim chewing and smell, I guess, but I'm finding in my latest vacancy a lot of people are asking to bring in multiple dogs.

Previously, there was carpet in the LR and DR and thin plan hardwood floors in the kitchen (yellow oak color).I am finishing putting vinyl plank flooring in the LR and DR and will be adding white baseboards and trim.

If it is plumbing, electrical, or mechanical then IMO you'll want to hire a licensed tradesman, but other things like trim carpentry, sheetrock, etc usually do not have licenses and, even if they did, may not constitute a big enough risk to worry with.

Worst I've seen is friend's dog chew trim.

ADOR personnel cannot possibly process that many, and are working on solutions to trim out the people asking for price quotes "on a wing and a prayer."

I just purchased my first flip about a week ago and will be finishing up demo soon and will need to start thinking about finishing materials, ie; lights, trim, faucets.... 

Scale back cap ex, trim fat where possible, .Ive read here to have tenants put rent on credit pcards or tack it on to future rent payments...I dont think that’s going to play out how they think.

Where have they trimmed the fat?
